City of Tracy

SNG has been providing plan review and project management services for numerous land development projects including identifying the scope of technical studies, reviewing the reports, identifying mitigations, preparing conditions of approval, agreements, review of maps and final project acceptance. 

Residential Developments: SNG is currently managing and providing all review and processing services for Tracy Hills project, a master planned community consisting of 5500 homes and 680 acres of commercial and industrial areas, 3 public schools, a fire station, numerous parks, open space and conservation easement areas, with extensive on-site and off-site public roadway improvements and utility infrastructure. SNG provided review and project management services for approval of Tracy Hills Specific Plan, EIR, Development Agreement, Vesting Tentative Maps, & Final Maps for 1200 lots.

SNG also provided review and project management services for approval of Tracy Lakes, a master-planned, gated and age-restricted residential community consisting of 590 single-family detached homes, three man-made lakes totaling approximately 10 acres, along with a community recreation center with pool, spa and bocce courts, open space and trails/pathways. 

Retail Commercial Developments: Development of Tracy Mall Project, Shopping Centers, Tracy Auto Mall, Several offices and hospital buildings.

Industrial Developments:  SNG is currently providing project management and review services for Cordes Ranch (International Park of Commerce) consisting of 1780 acres of industrial and commercial areas.  SNG staff is responsible for technical analyses, Conditions of approval, agreements, improvement plan review for major infrastructure improvements for water, wastewater, and transportation.
